What Happens During a Professional Electrical Inspection

The first time I booked a whole-home electrical inspection, I wasn't entirely sure what I was buying. Nothing was wrong — no flickering, no warm plates, no tripping breakers — and part of me suspected I was paying someone to walk around and nod at my walls. What actually happened was closer to a physical exam for the house: a methodical pass through a specific list of checkpoints, most of which I'd never have thought to look at and several of which I'm not qualified or allowed to open anyway. If you've been curious what the service actually involves — as opposed to the buyer-side version a home inspector does during a purchase, which I've written about separately — here's the demystified version.

The panel gets the longest look

The center of gravity of any electrical inspection is the panel, and this is also the part that makes hiring a professional non-optional: the electrician removes the dead front — the inner cover that keeps fingers away from energized parts — and examines the interior directly, which is exactly the territory this site tells you never to enter yourself. Inside, they're looking at the condition and rating of the breakers, whether any breaker has two wires landed where one belongs (a shortcut called a double-tap), signs of overheating or corrosion at connections, whether the panel brand and era are among the handful known for problems, and whether the panel's overall capacity matches how the house actually loaded up over the years. They'll also check that the directory card actually matches reality — a small thing that quietly matters the next time anyone needs to shut a circuit off in a hurry.

Grounding, bonding, and the protective devices

Next comes the part of the system you basically never see: the grounding and bonding that gives fault current a safe path back instead of a path through a person. The electrician verifies the grounding electrode connection — the wire running to a ground rod or to the home's metal water service — and checks that the system's metal parts are properly bonded together. Then the protective devices get exercised: GFCI outlets and breakers are tested (with the test button and usually with a plug-in tester as well) in the wet-area locations where electrical codes commonly require them — kitchens, bathrooms, garages, exteriors — and AFCI protection, the newer arc-detecting kind, gets checked in the living areas where codes commonly call for it in newer construction. In an older home, a good inspector doesn't just note that protection is absent; they'll tell you where you'd benefit most from adding it.

Visible wiring, boxes, and the sampling pass

The inspector also walks every space where wiring can be seen without opening walls — attic, basement or crawl space, garage — looking for damaged insulation, splices made outside of covered junction boxes, wiring resting where it can be chewed or crushed, and any of the improvised handiwork previous owners leave behind. Through the living areas, they'll sample outlets with a plug-in tester that reveals reversed wiring, missing grounds, and dead protective devices — things an outlet's faceplate will never tell you. It's a sampling pass rather than a census; the point is to find patterns, and patterns show up quickly.

When it's worth booking one proactively

Nobody needs convincing to call an electrician when something's visibly wrong. The inspection case is quieter: it's for finding the problems that haven't announced themselves yet. The situations where I think the money is clearly well spent: a home more than a few decades old that has never had a dedicated electrical inspection; right after buying a home, as the deeper follow-up to the general home inspection; before a major renovation, so the plan is built on what's actually in the walls; before adding a big new load like an EV charger, a hot tub, or a workshop; and any time a pattern of small symptoms — occasional flickers, a breaker that trips more than it used to, an outlet that runs warm — has been accumulating without a clear single cause. In that last case the visit is really diagnosis wearing an inspection's clothes, and that's fine; the checklist is how the cause gets found.

What the visit actually feels like

If you've never hosted one, it helps to know the shape of the appointment. For a typical single-family home, plan on the electrician being there for a good chunk of a morning or afternoon — this is not a fifteen-minute walkthrough, and if someone quotes you one, that tells you something about what they intend to check. Expect the power to stay on for most of the visit; the panel examination is done by someone trained to work around energized equipment, and the breaker-by-breaker checks are deliberate rather than disruptive. Expect questions, too — a good inspector interviews the house through you, asking how old the roof-level service equipment is, whether any rooms were added or converted, and what you've noticed day to day. And expect them to go places you probably haven't been in a while: the back of the attic, the far corner of the crawl space, behind the boxes in the garage. The unglamorous corners are usually where the findings live.

Good to Know An inspection report that lists items is not the same as a house that's dangerous. Older homes generally aren't required to meet every standard added since they were built, so a good electrician separates "unsafe, fix this" from "legal as installed, but below current standards." Ask for that distinction explicitly — it's the difference between a repair list and a wish list.

How to prepare — and what you'll get back

Preparation is mostly about access, not knowledge. Clear a working space in front of the panel, make sure the attic hatch and basement or crawl-space entries aren't blocked by storage, and know where your outdoor equipment is. Then write down your symptom list with as much specificity as you can manage: which fixture flickers and when, which breaker trips and what was running, which outlet felt warm. Dated, specific observations genuinely change what the electrician looks at first. What you should not do is open anything up yourself in advance — no removed cover plates, no panel archaeology. The inspector brings the tools and the qualifications for that; your contribution is the observations only you have.

Afterward you should receive findings in writing, and most electricians will sort them into rough tiers: safety items that deserve prompt attention, aging or borderline items worth planning and budgeting for, and informational notes — things worth knowing about your house that don't require any action at all. That written triage is half the value of the service, because it converts a vague background worry about "the wiring" into a short, ordered list with prices.

If the report comes back long

A long findings list on an older home is the norm, not a verdict, so before any spiraling: ask the electrician to walk the list with you and tag each item as safety versus modernization — most will have done this already, but make sure it's explicit. Ask which items they'd fix in their own house this month, which is a wonderfully clarifying question. Get the repair quote itemized per finding rather than as one bundled number, so you can sequence the work across a year instead of a weekend. And if the list is long and expensive, a second opinion from another licensed electrician is a completely normal move, not an insult — the first inspector's report even gives the second one a precise starting point. What you shouldn't do is let a long list push you toward the one response that never helps: deciding the whole thing is overwhelming and doing none of it.
